Terms and Conditions for Rental Properties

  • Fees are payable in USD $

  • Credit Cards are accepted (MC, VISA, DISCOVER and AMEX).

  • $85.00 Reservation Fee.
  • 50% deposit is due at time of booking.
  • Stays up to July 1, 2021: IBR is not charging guests for Changes or Cancellation Fees.
  • Stays up to July 1, 2021: Early check-in and/or late check-out option(s) may not be available in order to ensure sufficient pause time between bookings. If either option is available, there will be a fee of half of night's rent for either/both option(s) and we kindly ask that you confirm your desired option(s) at least 10 days prior to arrival. Please.
  • Stays up to July 1, 2021: IBR is instating a 48 hour pause between bookings.
  • Effective December 17, 2020 and until further notice, prior to entry into the state, all travelers age 5 and over must obtain negative COVID test results from a Hawaii state approved COVID-19 testing facility within 72 hours from the final leg of departure. The test results MUST be uploaded to https://travel.hawaii.gov/#/ OR a printed copy must be in-hand upon arrival to be exempt from the 10-day mandatory quarantine and be permitted to stay at a vacation rental. IBR cannot rent to or accommodate any Guest that does not comply with the State of Hawaii and County of Hawaii “state approved COVID-19 test”. Further, the State of Hawaii, and the County of Hawaii, mandates that IF the traveler opts not to take a “state approved COVID-19 test” or does not have “negative” results from a “state approved COVID-19 test” prior to boarding the final leg of departure for all persons in their party, these persons must quarantine at a hotel or motel for (10) days or for the length of their trip (whichever is shorter).   • Proof of the COVID-19 vaccination is currently not a recognized exemption to the Hawaii travel quarantine. The state continues to evaluate the latest science and will inform travelers of any new exemptions as those decisions are made.   • All properties are smoke free.
  • 5-10 Night minimum stay required depending on time of year.
  • Special restrictions and rates for holiday rentals (Thanksgiving & Christmas).

  • Hawaii general excise tax (4.712%) and transient accommodations taxes (10.25%) are added to all rent and cleaning charges.

  • Rental rates and tax are subject to change prior to securing final booking with payment.

  • Check-in time is 3:00PM, check-out time is 11:00AM. 

  • Homes do not allow events or parties.

  • Please note Island Beach Rentals is compliant with the new Hawaii County Ordinance recently passed and instated regarding Shorty Term Vacation Rentals on Hawaii Island. As a result, we have vacation rentals that are 30+ days only, Hosted Short Term Vacation Rentals and Non-Hosted Short Term Vacation Rentals.
