  • Fees are payable to Island Beach Rentals, LLC. in USD $.
  • Credit Cards are accepted (MC, VISA, DISCOVER and AMEX).
  • There will be a Reservation Fee assessed depending on property booked ranging from $125 – $200.
  • 51% deposit is due at time of booking and balance is due 60 days out from arrival. 100% payment is due if arrival is within 60 days of booking.
  • Early check-in and/or late check-out option(s) may not be available in order to ensure sufficient pause time between bookings. If either option is available, there will be a fee of half of night’s rent for either/both option(s) and we kindly ask that you confirm your desired option(s) at least 10 days prior to arrival. Please.
  • IBR has instated a 24 hour pause between bookings.
  • IBR has implemented expanded cleaning protocols with our cleaning teams to follow recommended CDC guidelines.
  • All properties are smoke free.
  • 4-10 Night minimum stay required depending on time of year and availability.
  • Hawaii general excise tax (4.712%), transient accommodations taxes (10.25% which will increase to 11% for all arrivals after Dec 31, 2025) and Hawaii County transient accommodations tax (3%) are added to all rent and cleaning charges.
  • Check-in time is 3:00PM, check-out time is 11:00AM.
  • Homes do not allow events or parties.
  • Please note Island Beach Rentals is compliant with the new Hawaii County Ordinance recently passed and instated regarding Short Term Vacation Rentals on Hawaii Island. As a result, we have vacation rentals that are 30+ days only, Hosted Short Term Vacation Rentals and Non-Hosted Short Term Vacation Rentals.
  • Guest will receive 100% of the amount they have paid for cancellations made 61+ days before arrival. Eligible refunds will be issued to the Guest in the form of a check payable and mailed to the named Renter. No refunds will be issued for cancellations made less than 60 days before arrival.
  • Nightly rates are based on listed count of guests on each property. Extra person(s) fee, if applicable, to be confirmed at time of booking.
  • Rates are subject to change without notice. Rates will be confirmed at time of reservation.
  • Rates exclude taxes, additional options and fees.
  • IBR homes are treated on a regular basis; however, pests are a normal part of life in the tropics. We cannot guaranty complete control over Mother Nature’s insects and rodents and will not issue any refunds due to the sighting of insects and/or rodents. Please let us know right away if you have any issues and we will do our best to remedy the situation.
  • A mid-stay clean will be scheduled for stays exceeding 29 nights. A mid-stay clean may include making beds with clean linens, changing linens and towels, cleaning toilet(s), cleaning stove top and countertops in kitchen, vacuum and dusting, sweeping and mopping.
